helpful home buyer information
  • Change air filters monthly
HVAC Contractors recommend you purchase the inexpensive variety of air filters.  (The thicker the air filter the harder the HVAC system has to work to push hot or cool air through the home and eventually it will cause a major problem with your system.  Avoid the urge to buy allergy and extended period filters which make the system work harder and can cause major repair issues.)
  • Builders suggest you buy the best quality ice maker hook up line and washer hose/line you can find (less chance of leaking)
  • If your refrigerator has an ice maker and/or a place on the exterior for water:
    • Run water thru the hose into a bucket or sink before connecting it to the refrigerator. (This will remove construction debris from the line.) OR follow 2 steps below but this is the preferred one
    • Let the refrigerator make at least 1/2 a stand of ice and throw it away so as to remove the debris from the line
    • If your refrigerator has a water spot on the exterior throw away a pitcher full to clean the line as well
  • Before actually loading your washing machine with clothing verify that cold water comes out of the cold faucet and the same for hot, also run water thru the hose into a bucket or sink before connecting it to the washing machine. (This removes construction debris from the line.)
  • Once your grass has taken root, turn your downspout catch pans so the water flows AWAY from the home. - remember when watering, etc...Keep the flow of water AWAY from the foundation.  (Water/moisture invites mold and termites.)
  • The builder treated your home for termites during the building process.  When you are contacted by that company you DO want to continue this service; otherwise it is expensive to start the process (we do have termites in North Carolina)
  • Be aware that there are (2) pipes coming out of your house - one is for the A/C drain line and the other is for the washing machine overflow.  If you EVER see water coming out of either of these there is a PROBLEM!  Turn off the main water line.  Call the builder if still under warranty or a plumber.
  • At closing you will receive keys to your brand new home!  You will need to take one of the keys and put it in the lock - turn it - do this to all exterior doors - this causes a small "pin" to drop inside the lock mechanism and will no longer allow the builder "Master Key" to work on your home
